Not every building envelope problem warrants a full remediation project. When the scope is specific and discrete – a localized leak source, a failed flashing detail, a penetration through the cladding for new mechanical equipment, or deteriorated sealant at a window perimeter – a targeted repair is the appropriate response. DG Engineering provides engineering consulting for small-scope exterior repair and modification work across BC.

We prepare specifications and oversight documentation to ensure the work is done correctly, with the materials and installation standards appropriate for the building system involved. Where a building permit is required, we provide the supporting technical documentation. For more substantive targeted repair scopes, we can structure the project under a CCDC-2 Stipulated Price Contract and act as the Consultant and Payment Certifier during construction.

Types of Work We Assist With

We assist with a range of discrete exterior repair and modification scopes, including:

  • Localized leak repairs – specification of repair work following a leak investigation, addressing identified sources of water ingress with appropriate materials and installation details

  • Sealant and flashing repairs – replacement of failed sealant joints, deteriorated flashings, or inadequate transition details at windows, doors, and wall penetrations

  • Mechanical penetrations – design and specification of new penetrations through the building envelope for boiler vents, heat pump lines, dryer exhausts, or other mechanical equipment, ensuring continuity of the air, water, and thermal barriers is maintained

  • Minor cladding repairs – patching, replacement, or modification of discrete areas of exterior cladding where damage or deterioration is localized

  • Membrane and coating repairs – discrete, targeted repairs to roof and roof deck areas, specific balconies, or problem detailing contributing to ongoing moisture problems

Specifications, Contract Administration, and Permits

For each scope of work, we prepare written specifications that define the required materials, installation method, and expected outcome. Field review services are available to confirm the work proceeds in accordance with the specifications.

For more substantive targeted repair scopes, we can administer the construction contract on a CCDC-2 Stipulated Price Contract basis, acting as the Consultant on behalf of the owner. This includes responding to requests for information, reviewing submittals, issuing site instructions, and certifying the contractor's progress payments as Payment Certifier. This level of contract administration is appropriate where the repair scope is significant enough to warrant structured payment and performance oversight.

Where the proposed work requires a building permit – as is typical for penetrations through the building envelope or modifications to cladding systems – we prepare the technical documentation required by the authority having jurisdiction, including drawings and specifications submitted on behalf of the owners.

When Targeted Repairs Are the Right Approach

Targeted repairs are appropriate when the scope is well-defined and the surrounding systems are otherwise in serviceable condition. If a condition review or leak investigation reveals that deterioration is more widespread, a broader remediation approach may be more cost-effective in the long run. We are direct about scope – if targeted repairs are sufficient, that is what we specify; if the condition of the building suggests a larger remediation is warranted, we will say so rather than underscoping the work.
