We are not roofing contractors – we work exclusively on the owner's side.
The Role of an Independent Consultant
When a roof needs work, owners and strata councils are often approached directly by roofing contractors. Without an independent specification, it is difficult to compare competing proposals on a consistent basis, confirm that the right system is being proposed, or verify that the work is being installed correctly once it begins.
An independent building envelope consultant changes that dynamic. We prepare a specification based on the building's requirements – not on any one contractor's preferred product or system. We run a competitive tender process, help evaluate proposals on a like-for-like basis, and carry out field reviews during the work to confirm it proceeds generally in accordance with the contract documents. The result is better value for the owner and clearer accountability for the contractor.
Our Services
We offer three types of engagement, depending on where the building is in its roof lifecycle:
Roof condition assessment – a review of the existing roof system to evaluate membrane condition, identify deficiencies, estimate remaining service life, and determine whether repair or full replacement is the appropriate course of action. Delivered as a written report with photos and recommendations.
Roof replacement consulting – for roofs at or near end of service life, we prepare a full scope specification, manage the competitive tender, assist with contractor selection, and carry out field reviews during construction to confirm the work proceeds in accordance with the contract documents.
Podium roofs and below-grade waterproofing – waterproofing buried under landscaping, pavers, planters, or parkade decks requires a different approach from standard roofing. When these assemblies fail, the source of water ingress can be difficult to locate and the remediation is often disruptive and costly. We assess, specify, and oversee repair and replacement of podium roof and below-grade waterproofing systems across all common configurations.
Roofing Challenges in Metro Vancouver and BC
Metro Vancouver's combination of high annual rainfall and a large inventory of flat and low-slope roofs creates a demanding environment for roofing membranes. Modified bitumen, torch-on, TPO, and built-up roofing systems all have finite service lives, and a significant portion of the region's building stock is now carrying roofs that are at or past that threshold.
Podium roofs present a particular challenge in the region. When waterproofing is buried under landscaping, planter boxes, or paving, routine monitoring is difficult and failures may not be apparent until water has tracked significant distances from the actual entry point. Early assessment and proactive planning for these assemblies can substantially reduce the cost and disruption of repairs when they eventually become necessary.

The right answer depends on the current condition of the membrane, the age of the system, and the distribution of deficiencies. Localized failure on a relatively young roof may be well-suited to repair. Widespread deterioration, membrane past its expected service life, or saturated insulation generally point toward replacement. A condition assessment gives you the information to make that decision on the basis of the building's actual condition rather than a contractor's recommendation.

We carry out a visual review of the roof assembly – membrane surface, flashings, penetrations, drains, and edge conditions – and document deficiencies with photos and written descriptions. The report includes an overall condition rating, identification of deficiencies, and a recommendation on repair or replacement. Where the condition of the membrane is impractical to assess through visual means alone, or where suspected issues warrant more in-depth investigation, exploratory openings and cut tests – undertaken with the assistance of a qualified roofing contractor – may be carried out to provide additional information on the overall condition and specific problem areas.

We prepare a specification that defines the scope, required materials and installation standards, and expectations for field review and documentation. The tender package is issued to qualified contractors, who price the same defined scope. We manage the tender period, respond to questions, and help evaluate submissions on a consistent basis. The process is structured to generate competitive pricing while giving the owner confidence that proposals are genuinely comparable.

Yes. Field reviews are part of our replacement consulting service. We carry out site visits at key stages of the work – including substrate preparation, membrane installation, and flashing details – to observe conditions and confirm the work is proceeding generally in accordance with the contract documents. Field reviews are not continuous on-site supervision; they are targeted to the stages where quality oversight provides the most value.

Yes. Podium roofs and below-grade waterproofing are a regular part of our practice. We assess these assemblies, prepare specifications for repair or replacement, and oversee the work. If the source of a failure in a buried assembly is not apparent, we can assist with diagnostic investigation before repair decisions are committed to.
